HOW LONG WILL IT TAKE TO RENT MY PROPERTY?
We cannot guarantee how long it will take to tenant you property, as it can be within one week or within a month of actively marketing the property on the listed website forums. You can expect to be updated each week that the property is marketing showing reports from the listed websites and suggestions from the Property Management relating to adjusting the price or other feedback from those who have attended a viewing.
WHEN DOES THE RENT GET PAID INTO MY ACCOUNT?
Payments are made on the 1st and 16th of each month, or next business day, by way of direct credit in to your nominated bank account. A statement is issued at the same time outlining the debits and credits for that month. You are able to change the nominated bank account that the money goes into at any time.
HOW DO TENANTS PAY THEIR RENT?
Tenants have several options to pay their rent, leaving no excuse for late payments: Eftpos, internet banking, credit card, direct debit or automatic payment . We supply the tenant with details to make arranging payments easier.
WHAT HAPPENS WHEN A TENANT STOPS PAYING RENT?
When a tenant falls behind in their rental payments they are text on day 2. If they have not paid their rent for 7 days on the 8th day they are issued with a Notice to Remedy Breach giving them 7 days to rectify the breach and including any rent due in that time period. If payment is not made within the stipulated time period then a Notice to Vacate will be issued.
CAN WE REVOKE THE NOTICE TO VACATE IF THE TENANT PAYS THEIR RENT UP?
Yes we can, however we don’t recommend this be done on an ongoing basis.
CAN I ACCESS TO THE PROPERTY THROUGHOUT THE TENANCY?
Yes you can, however sufficient notice is to be given and ask your Property Manager to notify the tenants. It is advised that your Property Manager is present and updated with any communication thereafter to ensure that we are able to represent you transparently.
WHAT IS A PROPERTY CONDITION REPORT?
This is a report that is completed prior to the tenancy commencing. The report offers a series of thorough photos and notes showing the condition of the property prior to the tenant moving into the property. The tenants are provided a copy of this report which is often around 100 pages and asked to sign and date each page, noting down any other areas they believe to be of concern. This is returned to us within 3 days, stored under their file and referred to at the end of the tenancy when completing the Exit Inspection.
WHAT IS A ROUTINE INSPECTION?
The first Routine Inspection is conducted six weeks after the new tenants move into the property and then every three months thereafter. These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance issues that require attention. A copy of the Routine Inspection report is emailed to you with the Property Manager outlining a plan of action if necessary.
